Among many of their duties, they can help you understand the process, connect you with the right resources, write an offer that protects your interests (or is competitive if you’re in a multi-offer situation), make sure you have a way to decide on your offer price, assist with negotiations, and help you avoid common pitfalls. In the end, the Realtor is your lifeline to get the transaction done smoothly and in your best interest.
Not having a consultation with a local lender
A local lender can help you define your budget, understand different loan options, and will help you be ready to make an offer as soon as you find the right property. Navigating the numbers isn’t for everyone – luckily there are great local lenders and numbers are their thing! Knowing exactly what you will spend and what your monthly payment will be is key when searching for the right home.
Trying to do the property search online, on your own
It’s great to supplement your search with online sources, but all of those sources are “fed” from the sources that Realtors use if a property is in the Multiple Listing Service. Realtors have access to the “gold source” data and can help you get the most up-to-date information. Popular online home search sites are not always updated to the timeliest information and are not required to be, so you might fall in love with a home that isn’t actually available or doesn’t match your original checklist of requirements. Realtors help you focus on the “why” behind your criteria, help you to make decisions about the inevitable trade-offs, and ultimately to find the home that will best meet your needs.
