<p><span style="font-family: Verdana">The $4 million Guadalupe Community Assistance Center, a community safety net for people needing temporary housing or basic living needs, will be built at 1442 N. 11th Ave. The facility will be 12,500 square feet, four times bigger than the current 3,000-square-foot center at 1516 N. 25th Ave.<br />

The campaign was launched with a $3.6 million goal, but increased to $4 million when Catholic Charities decided to expand the family floor of the three-level building due to an increasing population of families and single women, including single veterans and seniors.</span></p>
<p>The center should be completed by late summer 2011.</p>

<p><font color="#000000" size="2" face="Verdana">New foreclosure filings in Colorado fell 15.7 percent in the second quarter from the same period of 2009, but foreclosures sales rose 17.7 percent, the state Division of Housing reported Thursday.</font></p>
<p><font color="#000000" size="2" face="Verdana">Officials attributed the rise in sales largely to moratoria on foreclosures a year ago that no longer are in effect.</font></p>
<p><font color="#000000" size="2" face="Verdana">It was the third consecutive quarter with a decline in Colorado filings -- the first step in the foreclosure process -- from the previous quarter, and the lowest quarterly filings tally in five quarters.</font></p>
<p><font color="#000000" size="2" face="Verdana">New filings -- the opening of the foreclosure process -- totaled 10,233 statewide in April, May and June, down from 12,135 in the second quarter of 2009, the report said. The latest filings total also was down from the first-quarter 2010 tally of 11,136 new filings.</font></p>
<p><font color="#000000" size="2" face="Verdana">The recent peak in filings came in last year's third quarter, when there were 12,468 filings.</font></p>

<p><span style="font-size: 10pt"><span style="font-family: Verdana"><span style="font-family: Verdana">Residential home sales&amp;nbsp;across Northern Colorado have exceeded 2009 sales for the most of the year. To date, sales are up 5.5% overall with an increase in median price of 7.5%.</span></span></span></p>
<p><span style="font-size: 10pt"><span style="font-family: Verdana"><span style="font-family: Verdana">Greeley/Evans single family home sales are nearly&amp;nbsp;even (year-to-date) with 2009.&amp;nbsp; While the number of homes sold has&amp;nbsp;not dramatically exceeded 2009 sales,&amp;nbsp;sales values and&amp;nbsp;volume (in dollars) is up more than 5%.&amp;nbsp;<br />

The Windsor area has seen a boom in 2010.&amp;nbsp; Sales of single family homes are up more than 10%.&amp;nbsp; While the smaller communities have seen sales slow from their 2010 high levels (this spring), they continue to hover around 4% higher than in 2009.</span></span></span></p>

<p><span style="font-family: Verdana"><span style="font-size: 10pt">Local experts tend to agree that recent trends show that although there most likely will be a dip in sales post-tax credit, that slow down is only temporary.&amp;nbsp; </span></span></p>
<p><span style="font-family: Verdana"><span style="font-size: 10pt">For example, in a recent Greeley Tribune article, Sears Real Estate CEO Chalice Springfield was quoted as saying, &ldquo;Last week, even though the tax credit had expired, our showings increased 20 percent over the previous week, and that means people are still out there looking, and those are just for our listings.&rdquo;</span></span></p>
<p><span style="font-family: Verdana"><span style="font-size: 10pt">It appears that buyers are still out there.&amp;nbsp; The tax credits helped to move the initial buyers in to making a final decision, but with that, they seemed to have ease some reservation felt by the next wave of buyers. </span></span></p>
