The City of Greeley is offering Greeley residents free pick up and drop site for downed tree limbs as a result of Wednesday's storm.
Due to the severity of the early winter storm this week, significant damage has occurred to trees in the community.
The City’s Public Works crews have prepared a location at Island Grove Regional Park in Greeley so that city residents can drop off their tree limbs and branches. The free drop site is located at 14th Avenue and A Street on the southwest corner across the street from the entrance to Centennial Village Museum. It will open beginning October 26 at noon and will remain open through November 15.
In addition to offering the free drop site, City crews will also be assisting residents until November 7 picking up downed limbs at the curb in all city neighborhoods. Residents are asked to move their limbs to the curb for pick up. Elderly and disabled residents will be eligible for additional assistance clearing the tree limbs from their property. For assistance, these residents can use the City’s Snow & Ice Hot Line: 351-SNOW (7669).
Residents are reminded to be cautious around any downed trees or limbs as dangerous conditions may exist, particularly where power lines are nearby. If residents see downed lines or hazardous conditions involving overhead lines or poles, they are asked to call Xcel Energy at 1- 800-895-4999.

Fort Collins has again been recognized as one of the best places to ride a bicycle, this time by TheStreet.com.
The Choice City landed at No. 3 on the list of the 10 best bicycle cities with nearly 10 percent of the population riding bicycles.
Fort Collins came in behind Eugene, Ore., at No. 2, and Boulder, at No. 1, with 12.3 percent of its residents riding bikes.
Fort Collins has 7,776 bicycle commuters, which accounts for 9.9 percent of the population, according to the article.

In addition to leading the state in employment growth, Weld County’s wages grew 6.2%, which was 9th in the country, and above the national average of 3.0% and the state’s average of 3.7%.
Weld County’s average weekly wage now stands at $820, compared to Colorado’s $1,001.

Greeley/Evans
The number of new listings on the market has declined year by year in the Greeley since 2007. Currently, there are 7% fewer residential listings than in 2010, with 35% fewer newly listed homes year-to-date.
With less competition, sellers have been able to command higher prices. In Greeley and Evans, the median sales price is nearly 10% higher than the same time last year.
Windsor Area
Residential real estate sales have been on the rise in the Windsor area since early 2010. Like the Greeley area, Windsor median sales prices are up significantly over 2010 while the total number of listings have been slowing. Currently, median sales prices are up 10.5% while the number of homes on the market is down by just over 3%.
Smaller Communities
Home sales in the smaller, surrounding communities have begun to pick up in the first part of 2011. Sales are up slightly, median sales prices are up (an 8% increase) and, as we have seen all across Northern Colorado, the number of homes entering the market has slowed (11.5% fewer active listings).

Recent statistics suggest the Northern Colorado housing market continues to steadily rebound.
In Greeley/Evans, there are 32% fewer new listings (year-to-date) than in 2010. What this means is there are fewer homes for sellers to compete with, which tends to mean higher prices. Median values are up significantly over January 2010, holding steady around $137,000.
The Windsor area hasn't slowed from the relatively good year in 2010. Median values are around the same as the fourth quarter of 2010, which were 15% higher than they began the year. Residential sales (in total dollars) are up an astounding 34%.
The Smaller Communities in our area have seen sales increase, median sales prices increase and average days on the market decrease. Overall, the housing market in these areas looks strong.

While the housing market nationwide has had many ups and downs in recent years, most of us feel confident that 2011 will bring the market back to level ground.
Greeley/Evans
The area didn't start the year extremely fast and furious, but the Greeley/Evans market is showing signs of improvement. Overall sales (year-to-date) is down just slightly but the quality of those sales has improved; Median prices are up (this makes it the third straight year of increases) and average days on the market is once again down!
Windsor Area
The Windsor area is looking good for another year of increased sales price. Prices have been on the rise in Windsor since 2008, ending 2010 with a median sales price of $303,000! Overall home sales also increased in Windsor in 2010 and so far this year, have remained steady...but with higher median values (year-to-date)!
Weld County
In November, Weld County posted the 2nd largest drop in foreclosure filings in Colorado. Weld County was hit hard over the past 5 years with very high foreclosure rates, but with the recent decrease we hope the housing market is showing signs of leveling out.
Interest Rates
Rates have crept up already in 2011 and most economic experts agree that a 1-2% increase is likely this year.
Think of it this way...
Every increase of 1% in interest, increases your house payment approx. 10-12%!
