Greeley is Great From the Ground Up!

Greeley Gives Back
   According to Volunteering in America, Greeley residents volunteered an average of 46.1 hours in 2008, putting Greeley as 10th amongst mid-sized U.S. cities for number of volunteer hours.  The extraordinary commitment to community service equated to over $190 MILLION of service.

UCCC to Host Pageants
      Greeley's Union Colony Civic Center has been chosen to host the 2010 Miss Colorado USA and Miss Colorado Teen USA preliminary pageants. 

National Board of Chiropractic Examiners Expands
   The National Board of Chiropractic Examiners, which is headquartered in Greeley, has begun construction on a new 15,000 square foot building on their 18 acre campus.

Real Estate Statistics

Greeley/Evans
   
Sellers are increasingly selling their homes for closer and closer to their asking price. The percentage of list price to the actual sales price has increased 1% over 2008, currently at 97.68% for residential-detached homes.

Windsor Area
   
The median sale price has increased again over the month September. As of October 28th, detached homes in the Windsor area have a median sales price of $218,250, up 5.4% from the same time in 2008.

Smaller Communities
   
Median sales prices have jumped again in the smaller Northern Colorado towns. Prices are up more than 4% over this time last year! The number of active listings continues to remain way down in these communities as well, hovering around 200, down nearly 25% than 2008.

Don't Forget to Vote!

   The City of Greeley is conducting an all mail-in ballot election in 2009.  Eligible voters should have already received their ballot in the mail.  If you are an eligible voter and have not received your ballot, please refer to the city's election website for ballot pick-up locations. 

   This year's election has a number of important issues including Ballot Issue 3A, the Weld County School District 6 Mill Levy, as well as various community leader positions, including mayor of Greeley. 

   Ballots must be returned to the City Clerk no later than 7pm on November 3rd.  For more information, please visit the city of Greeley's website.

Rebound in Homes Sales

   If you heard any news reports over this past weekend, you more than likely heard that nationwide, September homes sales hit a level higher than in September of 2008. This marked the fifth time the market has gained in the past six months. 
   Lawrence Yun, the National Association of Realtor's Chief Economist stated "much of the momentum is from people  responding to the first-time buyer tax credit, which is freeing many sellers to make a trade and buy another home.”  The National Association, along with many other real estate groups and agencies,  are urging congress to extend the tax credit passed its Novemeber 30th dealine.  Yun feels that extending the credit will continue to fuel the current momentum in the real estate market.  
   Locally, we have seen a rise in activity recently as well.  As we have posted recently, median homes sales prices are up in a number of communities in our area.  In addition, residential sales overall in Greeley/Evans have been up slightly over 2008 while active listings have plummeted. 
   Does the rise in sales and decline in listings mean the housing market is beginning to level out?  We believe the current activity does tend to suggest that the market is shifting back to a more even balance.

Real Estate Statistics

Greeley/Evans

            In September 2009, bank-owned properties sold for just over 100% of the asking price.  Compared to September 2008, which saw bank-owned homes selling more than 3% under the asking price (median prices for these homes has remained unchanged from September 2008 to September 2009).

            Buyers are interested in these properties and many of these homes are receiving multiple offers. Bank-owned homes can be a good investment, whether as a rental or an owner-occupied home. We predict we will see fewer bank-owned homes remain vacant for long periods of time since it seems we have many interested buyers.

Windsor Area

            More great news for sellers, the median home price in the Windsor area is still up from 2008…and it continues to rise. At the end of September, the median price was $215,000 (compared to $205,000 in 2008). So far this month, the area is seeing home prices linger around $216,500. 

The Windsor market also continues to have fewer listings this year than in 2008. Currently, there are nearly 15% fewer homes listed in Windsor & Severance than there were this time in 2008.

Smaller Northern Colorado Communities

            The median home price in our smaller communities has slowly been on the rise and, for the first time in 2009, it has surpassed the median price from 2008! As of mid-October, the median home price is $154,900 verses $153,000 in October 2008.

Quick Stats - Greeley & Evans

The Greeley/Evans area has a large inventory of very affordable housing.  Currently, 17% of all the single-family homes listed are available for under $100,000. Of the more than 500 homes for sale, 13% are available for between $100,000 and $120,000!
*Don't forget about the first-time homebuyers credit in
addition to these great deals!*

Homes under $120,000 represent nearly a third of homes for sale in Greeley/Evans.  This may be a great opportunity for a first-time homebuyer to find their perfect home or even a great time for investors!

Quality Schools Help the Real Estate Market

   A home's desirability and the quality of area schools go hand in hand.  In fact, in a recent survey, the National Association of Realtors indicated that homebuyers ranked safety as their number one priority when looking for a home and the quality of schools as number two. 
   Greeley Association of Realtors President, Randy Moser, notes "there is ample evidence that good schools enhance the economic vitality of a community."  In addition, areas with high ranking schools tend to have higher property values than areas with lower ranking school systems.
   The effect the quality of our schools has on our community reaches far beyond the classroom.  Because of this, we believe it is important for all members of the community, parents to school-age children or not, to be involved in the education system.
