The New Butler Hancock, a project that took nearly 15 months to complete, made its long-awaited debut Wednesday night, Aug. 25th, during the Bears' annual Fall Sports Kickoff. The event traditionally serves as a way to celebrate the beginning of another exciting season of Northern Colorado athletics, but this year's party, sponsored by First National Bank, also provided the perfect backdrop to showcase the newest addition to the University of Northern Colorado campus. As a sponsor of UNC Athletics, several agents and staff were in attendance.

The groundbreaking for the new Guadalupe Community Assistance Center is set for 9 a.m. Sept. 30 at the center's site, 1442 N. 11th Ave. A reception will follow across the street at the North Range Behavioral Health, 1300 N. 17th Ave.
The $4 million Guadalupe Community Assistance Center, a community safety net for people needing temporary housing or basic living needs, will be built at 1442 N. 11th Ave. The facility will be 12,500 square feet, four times bigger than the current 3,000-square-foot center at 1516 N. 25th Ave.
The campaign was launched with a $3.6 million goal, but increased to $4 million when Catholic Charities decided to expand the family floor of the three-level building due to an increasing population of families and single women, including single veterans and seniors.
The center should be completed by late summer 2011.

The Colorado Army National Guard has chosen a location to build a readiness center in Windsor. The Guard announced on Thursday that it had chosen a 17-acre site in the Great Western Industrial Park on the eastern end of Windsor. Construction on the 30,715-square-foot, LEED-Certified “Gold” Windsor facility is planned for 2011.

New foreclosure filings in Colorado fell 15.7 percent in the second quarter from the same period of 2009, but foreclosures sales rose 17.7 percent, the state Division of Housing reported Thursday.
Officials attributed the rise in sales largely to moratoria on foreclosures a year ago that no longer are in effect.
It was the third consecutive quarter with a decline in Colorado filings -- the first step in the foreclosure process -- from the previous quarter, and the lowest quarterly filings tally in five quarters.
New filings -- the opening of the foreclosure process -- totaled 10,233 statewide in April, May and June, down from 12,135 in the second quarter of 2009, the report said. The latest filings total also was down from the first-quarter 2010 tally of 11,136 new filings.
The recent peak in filings came in last year's third quarter, when there were 12,468 filings.

Northern Colorado
Residential home sales across Northern Colorado have exceeded 2009 sales for the most of the year. To date, sales are up 5.5% overall with an increase in median price of 7.5%.
Greeley/Evans single family home sales are nearly even (year-to-date) with 2009. While the number of homes sold has not dramatically exceeded 2009 sales, sales values and volume (in dollars) is up more than 5%.
The Windsor area has seen a boom in 2010. Sales of single family homes are up more than 10%. While the smaller communities have seen sales slow from their 2010 high levels (this spring), they continue to hover around 4% higher than in 2009.
Northern Front Range
Residential home sales in the Fort Collins and Loveland areas have increased significantly in 2010. Currently, sales are up 18% over 2009 and median sales prices are up just under 1% across the region.

Across Northern Colorado, total number of listings remains down, sales hold steady and sales values continue to rise. In Greeley and Evans, year-to-date sales have officially surpassed 2009 (up 2.3%)! In addition, the area has seen faster sales in 2010 over and median values have soared over 2009 numbers; currrently up 6.5%.
Windsor Area
The Windsor area has attracted lots of buyers in 2010. Sales are up 22% (year-to-date) in the Windsor, Severance, Johnstown and Milliken areas! The increase in sales has helped to boost prices as well; the current median sales price is $217,000 vs. $200,000 the same time last year.

The homebuyer tax credits without a doubt helped to boost sales in March and April but many are wondering if the improvement will last now that the credits have expired.
Local experts tend to agree that recent trends show that although there most likely will be a dip in sales post-tax credit, that slow down is only temporary.
For example, in a recent Greeley Tribune article, Sears Real Estate CEO Chalice Springfield was quoted as saying, “Last week, even though the tax credit had expired, our showings increased 20 percent over the previous week, and that means people are still out there looking, and those are just for our listings.”
It appears that buyers are still out there. The tax credits helped to move the initial buyers in to making a final decision, but with that, they seemed to have ease some reservation felt by the next wave of buyers.
